Acceptance of These Terms

By using this site you agree to these terms. If you do not agree, please do not use the site. These terms apply to niwot.town and its subdomains, the volunteer hub at niwot.town/app, and the tools and documents published here.

What This Site Is For

The Committee publishes research, financial modeling, meeting materials, and answers to resident questions so that Niwot residents can evaluate the incorporation question for themselves. Everything here is informational and educational.

Information, Not Advice

Nothing on this site is legal, tax, financial, accounting, or real-estate advice, and nothing here creates a professional relationship between you and the Committee or its volunteers. Consult your own advisors before making decisions that depend on this material.

Budget projections, cost models, revenue estimates, and mill levy figures are estimates and projections, prepared in good faith from the best available public data and stated assumptions. They are preliminary and subject to refinement, they describe possible outcomes rather than guaranteed ones, and actual results will differ. A new town’s budget, tax rates, and service levels would be set by its elected council and its voters, not by this Committee and not by anything published here.

The property tax calculator and the boundary checker produce estimates for illustration. Your actual property tax depends on the Boulder County Assessor’s valuation, the statutory assessment rate in effect, and the mill levies certified each year. The authoritative boundary and the authoritative valuation of any parcel come from Boulder County, not from these tools.

Ask Niwot and AI-Generated Answers

The Ask Niwot chat assistant generates answers using an AI language model working from our published materials. Its answers can be incomplete or wrong, and an answer it gives is not an official position of the Committee. Verify anything that matters against the published papers on this site, or ask us directly and a volunteer will answer.

Acceptable Use

You agree not to:

• use the site in violation of any applicable law;
• attempt to access the volunteer hub, our API, or any non-public data without authorization;
• interfere with the operation of the site, including through automated requests at a volume that degrades service for others;
• harvest email addresses, names, or contact information from this site for mailing, solicitation, or resale;
• upload or transmit malicious code;
• misrepresent yourself as a Committee volunteer, officer, or official, or use the Committee’s name or marks in a way that implies endorsement we have not given.

Volunteer Accounts

Accounts in the volunteer hub are issued to authorized Committee volunteers. If you hold one, you are responsible for keeping your credentials secure and for activity under your account, and you agree to treat resident contact information in the hub as confidential and to use it only for Committee work. We may suspend or remove an account at any time.

What You Send Us

When you send us a question, comment, or message, you grant the Committee a non-exclusive, royalty-free license to use it in our work — to answer it, to inform our published materials, and to publish it in anonymized form as described in our Privacy Policy. You confirm that what you send is yours to send. Please do not send us confidential, sensitive, or privileged information.

Intellectual Property

Except where noted, the content of this site is the work of the Niwot Incorporation Committee. You may read, print, quote, and share it for personal, educational, and civic purposes, with attribution. You may not use it commercially, or in a way that suggests the Committee endorses you, your organization, or your position.

Some material here belongs to others and is used with permission or under the terms of its source — Boulder County data, OpenStreetMap map tiles, Colorado Municipal League material, photographs, and contributed statements. Those remain the property of their owners.

Third-Party Links and Services

This site links to outside resources and relies on third-party services for maps, analytics, email, and advertising measurement. We do not control those sites or services and are not responsible for their content or their practices. Their own terms and privacy policies apply when you use them.

Availability

We publish this site as a volunteer effort and provide no guarantee of availability. We may change, suspend, correct, or remove any part of it at any time, including documents that have been superseded by newer analysis.

Disclaimer of Warranties

The site and everything on it are provided “as is” and “as available,” without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. We do not warrant that the site will be uninterrupted, error-free, or free of harmful components.

Limitation of Liability

To the maximum extent permitted by Colorado law, the Niwot Incorporation Committee and its officers, directors, and volunteers will not be liable for any indirect, incidental, consequential, special, or punitive damages, or for any loss arising from your use of this site or your reliance on anything published here.

Changes to These Terms

We may revise these terms. The date at the top of this page shows when they last changed, and continuing to use the site after a revision means you accept it.

Governing Law

These terms are governed by the laws of the State of Colorado, without regard to its conflict-of-law rules. Any dispute arising from them belongs in the state or federal courts sitting in Boulder County, Colorado.
